Preparing for the Storm

Rain is in the forescast...schedule roof repairs now

1) Assess the source. Is it a leaking pipe boot, box vent, skylight, chimney or valley?
2) Mitigate the potential for damage. If the leak is in an attic space, place something in the path of the water to collect it - plastic sheeting, a small bowl or container or cardboard or other absorbent material.
3) Go outside and investigate. Is the cause something obvious? Is it something you can do yourself as a part of homeowner maintenance?

Choosing the right roofing contractor

If you are in the market for a new roof, there are a few things you should consider before moving forward with your re-roofing project. There are A LOT of roofing contractors out there promising the best service for the lowest price - but are they really delivering on what they promise, or are you 'settling' for what comes with that low price? Your roof covers your home, protects your belongings, keeps you safe from the elements...do you go with the guy that is 'ok', or do you go with the person you are most comfortable with, with the most reasonable price. Only your conscience and budget will know.
Do your homework - interview the roofing contractor and have a list of questions ready...
1) Do you have the appropriate insurances? Ask if they have insurance - if so, get the certificate from the broker and make sure the designation is 'residential roofer' for both General Liability and Worker's Compensation. Not checking this could leave you in the lurch should something go wrong on your property while they are working.

2) Who supervises your jobs? How long have your roof installers been with you? Longevity means there is a certain level of quality and a rapport that has been established. Employee performance criteria have been met, etc.

3) What are your standards for roof installation? Does the contractor hand-nail or air-nail? Do they tear the complete roof off -- down to the plywood, or do they 'patch' the felt paper to save money? Do they ever leave any part of the roof uncovered? Relying on the newly installed felt paper is not the safest way to go. Ask them to only tear-off what can be put back in the same day.

4) What are the 'EXTRAS'? Some unscrupulous contractors will 'low-ball' a job to get it, then turn around and charge extras, making the final price the same as the other contractors quoting your job. Make sure the wording in the contract identifies the 'firm' price and and extras are clearly identified. Plywood/roof decking is a common unknown and should be priced separately.

5) How professionally prepared was the roofing estimate? The overall appearance and detail included in a proposal is a good indication of the level of professionalism and quality provided by that contractor. Be careful of the handwritten quote or one written on the back of a business card!

Finally, you'll get a good feeling about the roof contractors as you are speaking to them. Go with what feels right. If you go with the lowest bid, make sure you have covered all your bases and hold the contractor to the terms and conditions he or she has promised.

New Year Resolution
It has been a little too cold to be installing roofs - at least until the frost has cleared. This is usually a week that everyone takes to get organized and prepare for the new year. For a small business, that means filing away old records and making room for the new year. As I was reviewing the files, I would like to thank all of our customers from 2009 - whether you are a builder or a homeowner, you made the year better. I'm always happy to review our files of roof leaks - knowing that we were able to help someone with a small roof repair.
